Seasonal pricing for the coast, Bucharest and the mountains

A practical framework for rates, availability, minimum stays and events without guaranteed returns.

A single nightly price misses the difference between a mountain weekend, a week on the Black Sea coast and a weekday in Bucharest. Start with costs and actual demand rather than copying a nearby listing.

Know the cost of a booking

List cleaning, supplies, utilities, platform fees, maintenance and gaps between stays. Set a useful minimum, then compare genuinely similar properties by capacity, amenities and location.

Build a local calendar

On the coast, watch summer peaks, holidays and shoulder seasons. In the mountains, consider weekends, holidays and ski periods. In Bucharest, look at events and weekday/weekend patterns. Review rates and minimum stays as dates approach without unnecessarily blocking availability.

Measure the outcome

Track net income, occupancy, average daily rate and cost per booking. A full calendar at a low rate is not automatically a strong result. Test small changes and compare similar periods without promising returns.
