The cleaning team is the property's eyes between reservations. It sees the home just after guests leave and is the last team to check it before the next arrival. Selection should therefore consider a reliable process, not only the price of a clean.
How we select the team
We check weekend and peak-season availability, realistic turnaround times, backup staff and communication. We require a written checklist for bathrooms, kitchens, linen, supplies, appliances and access. A trial at a real property shows whether the team notices issues and reports them promptly.
Inspection just after checkout
Before cleaning, the team compares the property with its inventory and reference photos: furniture, TV, appliances, keys, linen and signs of damage. Missing items, defects and unusual cleaning needs are reported immediately. The manager decides the next steps, including contact with the guest, platform or insurer within the relevant deadline.
Final check before the next guest
After cleaning, the team checks every room, advertised amenities, supplies, access and presentation. A short set of clear photos and, when useful, a continuous video document the condition prepared for the next guest. This happens between stays, before each new arrival.
What goes in the condition report
- Internal booking reference, date, time and inspector.
- Completed checklist and differences from the inventory.
- Overview images and close-ups of damage, stored in chronological order.
- Issue description, immediate action and the property manager's acknowledgement.
The report and images can support a record of the property's condition and a reimbursement request. They do not automatically amount to a guest-signed handover statement: their value depends on context, clarity and platform rules. Avoid recording people, documents or personal belongings beyond what is necessary, and store files with controlled access.
