An owner should not learn how the property performed only from a bank transfer. A clear monthly report shows what happened, what it cost and what decisions come next. It supports a useful conversation with the property manager.
Bookings and income by channel
Start with available and booked nights, occupancy and average nightly rate. Separate bookings from Airbnb, Booking.com, Expedia/Vrbo and direct channels. Distinguish gross revenue from proceeds after platform fees, cleaning, maintenance and agreed costs. Comparisons with last month or last year need context about season and available capacity.
What happened at the property
Include repairs, replacements, guest issues, damage reports and their status. Summarise ratings and repeated feedback themes. Owners should be able to distinguish urgent repairs from optional improvements and approve work that requires their agreement.
What comes next
End with concrete actions: rate adjustments, new photos, an amenity upgrade, seasonal preparation or clearer check-in instructions. A dashboard is not useful without decisions. Platforms provide earnings, occupancy and rate data; the manager can combine them with operational records into one picture.
