My mission is to help owners earn more profit. I combine revenue management, direct bookings and careful operations, tracking the result after fees and costs. Each property has its own potential and expenses; no fixed profit is promised.
Presentation and distribution
We prepare clear descriptions and photos, list on suitable channels and promote direct enquiries. Published amenities and conditions should match the property.
Rates and calendar
We monitor demand, seasons and local events, adjust rates and sync availability across channels to reduce overlapping bookings.
Guests and check-in
We answer questions, share arrival instructions, organise check-in and guest registration forms, and support guests during their stay.
Cleaning and repairs
We coordinate turnover cleaning and checks of the property. For faults, we discuss options with the owner and arrange a suitable repair team; the owner pays repair costs.

Commission starts at 10%. The calculation basis, exact scope and terms are set out in the offer and agreement for your property. AdminLitoral packages may have different conditions.

2. Agree the offer
We review amenities, preparation, package and each party’s responsibilities.
3. Launch and manage
We prepare listings, coordinate operations and keep you informed about performance.
We work with individuals and companies managing apartments, cabins, villas, guesthouses and hotels in Bucharest, Constanța and the Black Sea coast, Prahova, Brașov and Argeș, including Sinaia, Predeal, Bran, Poiana Brașov, Rucăr and Piatra Craiului. We assess each property’s capacity, operations and potential, and get involved where we can make a concrete contribution to profit. Local coverage and the offer are agreed individually.
Your property remains yours to enjoy
We understand that many owners bought their home first for their own holidays. You can plan personal stays, and we block available dates in the calendar in good time. Confirmed bookings are honoured. We agree on how to communicate your dates to avoid overlaps.
Personal coordination and local teams: Mihaela Racanel P.F.A. has a place of business in Mamaia, where she started her property management business. Team members in Năvodari, Constanța and Brașov handle on-site work, while Mihaela personally coordinates rates, bookings, presentation and the team.
Partners receive free guidance on tourism classification steps. We can suggest insurance cover suited to short stays; the owner chooses and buys the policy.
